1. About AccomUS

AccomUS is an online accommodation listing platform incorporated and operating within the Republic of Zimbabwe. Our registered trading name is AccomUS and our platform is accessible at accomus.co.zw and related subdomains.

AccomUS operates as a classified listings and communication platform only. We facilitate connections between property owners (Landlords) and individuals seeking accommodation (Tenants). We do not own, manage, inspect, guarantee, or take responsibility for any property listed on the platform.

2. Acceptance of Terms

By creating an account, browsing listings, subscribing, or otherwise using the AccomUS platform, you confirm that you have read, understood, and agree to be bound by these Terms and Conditions in their entirety. If you do not agree to any part of these terms, you must not use or continue using the platform.

These terms constitute a legally binding agreement between you and AccomUS. We reserve the right to update or modify these terms at any time. Continued use of the platform after any such modification constitutes your acceptance of the updated terms. You will be notified of material changes by email where possible.

3. Eligibility

You must be at least 18 years of age to register and use AccomUS. By registering, you represent and warrant that:

  • You are 18 years of age or older;
  • You have the legal capacity to enter into a binding agreement;
  • All information you provide during registration is accurate, current, and complete;
  • You will not create an account on behalf of another person without their express authorisation;
  • Your use of the platform does not violate any applicable Zimbabwean law or regulation.

4. AccomUS Is a Listing Platform — Limitation of Liability

⚠️ Important Notice Regarding Our Role

AccomUS is a technology platform that connects Tenants with Landlords. We are not a real estate agent, property manager, rental agency, or party to any lease or rental agreement. We have no control over the conduct of Landlords or Tenants and expressly disclaim all liability arising from the relationship between them.

Specifically, AccomUS is not responsible or liable for:

  • The accuracy, legality, quality, safety, or suitability of any property listed;
  • Any disputes, disagreements, or legal proceedings between a Tenant and a Landlord;
  • Any losses, damages, injuries, or harm — financial, physical, emotional, or otherwise — arising from a tenancy or viewing arranged through the platform;
  • Fraudulent, misleading, or deceptive listings posted by Landlords;
  • Non-payment of rent, eviction, property damage, or lease breaches between parties;
  • Any injury or loss occurring on a property visited after contact through AccomUS;
  • The failure of either party to fulfil obligations agreed between them directly;
  • Any verbal or written agreements made between Tenants and Landlords outside the platform.

All rental agreements, lease contracts, payment arrangements, and related negotiations are exclusively between the Tenant and the Landlord. AccomUS neither endorses nor verifies the completeness of these private arrangements. Both parties are strongly advised to seek independent legal advice before entering any rental agreement.

5. Tenant Obligations

As a Tenant using AccomUS, you agree to:

  • Use the platform solely to find legitimate accommodation for personal occupancy or approved commercial use;
  • Contact Landlords only for genuine enquiries about listed properties;
  • Not harass, threaten, defame, or engage in abusive communication with any Landlord or other platform user;
  • Not share contact details or information obtained through AccomUS outside the platform for purposes unrelated to finding accommodation;
  • Conduct your own due diligence before entering a rental agreement, including verifying ownership of the property, viewing the premises in person, and obtaining appropriate documentation;
  • Pay any applicable subscription fee promptly and honestly;
  • Not attempt to circumvent the subscription system by sharing account credentials with others.

6. Landlord Obligations

As a Landlord listing a property on AccomUS, you represent, warrant, and agree that:

  • You are the lawful owner of the listed property, or have explicit legal authorisation from the owner to list and market it;
  • All information in your listing — including rental price, location, amenities, photos, and availability — is accurate, current, and not misleading;
  • You will not post duplicate listings for the same property;
  • You will not demand or accept payments from Tenants through the AccomUS platform itself (AccomUS does not facilitate property rental payments between parties);
  • You will respond to genuine Tenant enquiries in a timely and respectful manner;
  • You will not use the platform to collect personal information from Tenants for purposes other than the rental of the advertised property;
  • Your listing does not violate any law, regulation, or third-party right including but not limited to zoning regulations, tenancy law, and anti-discrimination laws;
  • Photos and media attached to listings are your own, or you have the right to use them, and they accurately represent the property.

AccomUS reserves the right to remove any listing that we believe, in our sole discretion, violates these terms or the rights of any person, without notice and without liability to the Landlord.

7. Subscription and Payment

AccomUS operates a subscription model for Tenant access to Landlord contact details and the in-platform messaging system. The current monthly subscription fee is displayed on the platform and may change from time to time with reasonable notice.

  • Subscription fees are non-refundable except where required by applicable Zimbabwean law;
  • Subscriptions are activated immediately upon receipt of verified payment;
  • AccomUS accepts payment via EcoCash, OneMoney, InnBucks, ZimSwitch, and bank transfer, subject to availability;
  • Fraudulent payment submissions will result in immediate account suspension and may be reported to relevant authorities;
  • AccomUS does not store card details; all card payments are processed through third-party gateways;
  • Free trials and coupon discounts are offered at AccomUS's sole discretion and are not transferable.

8. Know Your Customer (KYC) Verification

AccomUS may require identity verification (KYC) for certain platform functions. KYC documents submitted are handled with confidentiality as detailed in our Privacy Policy. Providing false, forged, or fraudulent KYC documents is a serious violation of these terms and may be referred to law enforcement. AccomUS reserves the right to suspend or terminate accounts where KYC verification fails or is revoked.

9. Prohibited Conduct

The following conduct is strictly prohibited on AccomUS:

  • Listing properties you do not own or have authority to list;
  • Posting fake, exaggerated, or misleading property descriptions;
  • Scraping, harvesting, or systematically extracting data from the platform;
  • Attempting to gain unauthorised access to other accounts or platform infrastructure;
  • Using the platform to conduct, advertise, or facilitate any illegal activity;
  • Sharing login credentials or allowing multiple people to use one account;
  • Posting sexually explicit, hateful, or discriminatory content;
  • Sending spam, unsolicited marketing, or chain messages through the chat system.

Violation of these prohibitions may result in immediate account termination without refund.

10. Intellectual Property

All content on AccomUS — including the platform design, logo, written content, and software — is the intellectual property of AccomUS and is protected under Zimbabwean and international copyright law. You may not reproduce, redistribute, or commercially exploit any part of the platform without prior written consent from AccomUS.

By uploading photos or other content to the platform, you grant AccomUS a non-exclusive, royalty-free licence to use, display, and promote that content on the platform and in associated marketing materials. You retain ownership of your uploaded content.

11. Account Termination

AccomUS reserves the right to suspend or permanently terminate any account at any time, with or without notice, if we believe the account is being used in violation of these terms, is engaged in fraudulent activity, or poses a risk to the platform or its users. You may also close your account at any time by contacting us at support@accomus.co.zw. Termination does not entitle you to a refund of any subscription fees already paid.

12. Dispute Resolution

Any dispute between a Tenant and a Landlord arising from or related to a property found through AccomUS must be resolved directly between those parties. AccomUS will not mediate, arbitrate, or otherwise intervene in private disputes. If you have a complaint about the platform itself, please contact us at support@accomus.co.zw and we will endeavour to respond within 5 business days.

These terms are governed by the laws of the Republic of Zimbabwe. Any legal proceedings against AccomUS must be brought in the courts of Zimbabwe.

13. Amendments

AccomUS may amend these Terms and Conditions at any time. Where changes are material, we will provide at least 14 days' notice via email or a prominent notice on the platform. Your continued use of AccomUS after the effective date of any changes constitutes your acceptance of the revised terms.
